West Michigan Market Snapshot — January 2026: Prices Steady, Inventory Gaining Ground

What’s Happening in the Market
As we start 2026, the West Michigan housing market continues to show steady price growth and a modest increase in inventory, giving buyers more options while sellers still benefit from strong demand.

Prices Still on the Rise

  • Home prices in many West Michigan areas have continued to appreciate year-over-year, though the pace is more moderate compared with recent boom years. Local markets saw annual price increases in the 4–8% range throughout 2025.

  • This gradual rise reflects sustained buyer interest in desirable communities with strong schools, amenities, and quality of life.

More Homes for Buyers to Consider

  • Inventory has improved compared to previous years, with more homes on the market than during the tight conditions of 2021–2022.

  • This growing supply is helping ease competition slightly—still not a huge buyer’s edge, but a shift toward a more balanced market than we’ve seen recently.

Time on Market & Buyer Activity

  • Homes are taking a bit longer to sell than during peak periods, though well-priced and well-presented properties still attract strong interest.

  • Average days on market in many local areas has hovered around 25–30 days, with stronger performance in urban cores and desirable neighborhoods.

What This Means for You

  • Buyers: You’re more likely to see choices—and can take a bit more time weighing options than in the past few years.

  • Sellers: Solid price growth continues, especially when homes are priced right and professionally marketed.

  • Everyone: 2026 looks like a year of gradual, sustainable market activityrather than dramatic swings.

Community Highlights

Winter in Holland invites us to slow down, bundle up, and enjoy the beauty of our town — and this season brings some fun new reasons to get downtown.

Holland on Ice (Ice Fest) returns February 6–7 at GDK Park, where professional ice carvers will transform over 10,000 pounds of ice into a stunning large-scale sculpture. Stop by to watch the artists at work and enjoy the finished display through the weekend (weather permitting).

Another exciting addition is the new Holland Ice Park, featuring a refrigerated ice skating pond, a 700-foot skating ribbon, and a dedicated curling sheet. Open November through March, the Ice Park offers skate rentals, lessons, special events, concessions, and more — a much-anticipated new gathering place for our community.

And for something cozy after skating, Lovejoy, a new farmhouse-style restaurant by Lucas Grill of 1983 Restaurants, opens January 20 in the former Poquito location. Inspired by family recipes and comfort food, it’s the perfect winter spot to gather.
